Residential movers: what official sources say

Latest source review: September 27, 2026. Individual access dates appear below.

  • Buildings

Renters occupied 63.6% of the City of Montréal's 816,355 households in 2021, compared with 63.3% in 2016.[1][2]

  • Moving season

Most residential leases in Québec end on June 30, which is why so many households move on July 1 every year.[3]

  • Lease

A Québec tenant with the right to remain has a right to automatic renewal of a fixed-term dwelling lease. The default is the same conditions and duration, capped at 12 months for a longer original lease; the parties may agree on a different renewal term.[4][5]

  • Lease

For an ordinary Québec dwelling lease, a tenant who has received no change notice and wants to leave at term must give notice 3–6 months before the end of a lease of 12 months or more, or 1–2 months before a shorter lease ends. A room lease has a separate 10–20-day notice period.[6]

  • Lease

In Québec, a new tenant's right to occupy starts on the first day of the lease and the outgoing tenant gets no grace day; if their move isn't finished, they must give the incoming tenant access to the dwelling.[3]

  • Lease

At the end of a Québec lease, the tenant must remove their belongings and return the dwelling in the condition received, except for ageing, normal wear or force majeure. If no assessment of its condition was recorded, it is presumed to have been received in good condition.[7][3]

What this means for your move

  • Leaving an ordinary dwelling lease of at least 12 months without having received a change notice? Give notice 3–6 months before term. Room leases have a different deadline; use the TAL table for your lease and notice situation.[4][5][6]

Frequently asked questions

Must I let prospective tenants visit after I give notice?

Once a Québec tenant gives notice that they are leaving, they must allow visits by prospective tenants and a for-rent sign; they may refuse visits before 9 a.m. or after 9 p.m., except in an emergency.

What changes on July 1 in Montreal?

On July 1, Montreal still runs its garbage, bulky-item, recycling, food-waste and green-waste collections everywhere; ecocentres are open, Accès Montréal offices are closed, 311 answers from 9 a.m. to 5 p.m., and parking bans stay in force.

Does a mover have to give me a written contract?

When a Québec consumer hires a mover by phone or online, the law requires a written contract, which the mover must send within 15 days; before concluding, the mover must disclose the total cost, payment terms and the move's date and time. A Québec mover hired in person is not legally required to hand over a written contract, but the OPC recommends always asking for one showing the rate, date and time, number of movers, truck size and how the total is calculated.
